When is a permit required in the city of Denver?
In Denver, a permit is required whenever the building or structure to be demolished measures over 120 square feet. The city of Denver website provides an in-depth explanation of the city's demolition process, including a step by step explanation of what should be completed prior to scheduling your job.
I have a job that involves the partial demolition of a structure. Will this require a permit?
Yes. All partial or minor demolition falls into the scope of work included in a construction permit. If your project is commercial, you will need to apply for a 1C permit. If it is residential, you will need a 1R permit.
What else do I need to consider prior to starting my demolition job?
In the city of Denver, it is important that you consider the following factors before completing any demolition work:
- Is the property or structure you wish to demolish a designated landmark or does it have historical significance? If so, additional steps may be required prior to starting your job. For more information on the landmark status of your property, check out the DevelopDENVER tool on the city's website
- Use the DevelopDENVER tool to determine how your property is zoned. Also refer to the Denver Zoning Code to determine whether or not your specific zone has any special requirements for demolition.
- If you suspect that any part of your demolition process may affect the trees on or surrounding your property, please contact the Denver Forestry at 720-913-0651so that your demolition site can be evaluated.
- Building over existing utilities is strictly prohibited. With that said, Be aware of the location of all utilities on the property you wish to demolish, especially if you have plans to rebuild on the site. To mark underground facilities, contact the Utility Notification Center of Colorado by dialing 811.
How do I know if a Denver demolition contractor is properly licensed and insured?
For Denver demolition companies listed on Hometown Demolition Contractors, we've done the initial homework for you. At the time a contractor is listed, they provided the appropriate state license (if required by your state) and liability insurance. Select the name of a demolition contractor you're interested in to see more information, including a list of verified credentials for that contractor.
Hometown's screening process means the contractor produced a valid Colorado license (if required) and insurance certificates at the time of the screening, but it's possible that the status of the license or insurance could have changed in the meantime. So, it's a best practice to ask to see evidence of license and insurance certificates at the time of your estimate.
